Henry Tropicool 887 white silicone DIY roof coating PLUS bonus chimney stucco & winter roof pics!

The roof was redone about 2011. Much was learned during that process. A flat roof does not use shingles and therefore is not subject to the 'no more than 2 layers' policy. Nevertheless, the roof surface membrane was replaced to improve the pitch, add a 'cricket' water channel, increase back pitch to the front roof near the party wall and several other minor issues. The black roof membrane material was 'silver coated' for longevity, durability and to keep roof temperatures low.


Since that time I have added Karnak 19 roof flashing cement to important areas of the roof as preventative maintenance in an effort to preserve the integrity. I also intended to silver coat the roof every 5 or so years.


The discovery of the Henry tropicool 887 100% silicone white roof coating came at an opportune time. For many reasons it is a superior product to the standard silver coating. The silicone fills micro cracks, is 100% waterproof, reflects solar heat much more effectively and comes with a lifetime warranty! It was substantially more expensive, but the pros outweigh the cons and was a no brainer.


I could probably write 20 pages about this roof, detailing the history, maintenance over the years, products and techniques used, and the many lessons learned! If you have specific questions please leave them in the comments.


Also featured at the end of this video are pictures showing the before, during and after of the stucco rejuvenation on the original 1926 block chimney. If you have never worked with stucco it is a physical messy process and takes a skilled hand! It was a very satisfying project once complete!

    Thank you for the video. Good work! I have been looking into repairing or replacing my Garage roof. It is about 20 years old. If I can extend that then, great. Of all the brands I have looked at and price points the Henry's 887 is one of three brands at the 350.00. I too am going to document my experience. Watching your video cuts down the learning curve. Thanks again.

    Looks very nice! For cracks on top of the parapet wall, between roofing material and the metal flashing, what did you use to close the cracks?

    Great work RWS 🇺🇸💯😎💪 In your best estimation do you think when applying it did it add to the increase surface areas? Like 1/8 or so? Or did it feel/look like the usual aluminium coating coverage? What size roller nap did you use? Thx & great work again 😊

  • You look like you are in a cooler climate than me but Im trying to decide if I should do this. I have a 16x51 flat roof on the south side of my house. Im in south florida so heat gain is really my only care. At over 400 bucks a bucket its a tough pill to swallow. Long story short did you notice a substantial difference in cooling. As of right now mine is not coated with anything and is a light gray roll roofing. It still gets so hot you cant even touch it on a hot day. Its 2x8 roof that has been fully insulated to the max. However, I am limited on insulation thickness of the 2x8. Right now its 83° outside and my drywall on the ceiling is 85°

    Thanks for the video. My roof has a parapet wall with granite stone on top. I havent been able to confirm, but im worried water is getting into the joint where the brick wall meets the stone. Based on your experience with it, would the henry tropicool be a good option to seal this joint up?

    Hello I have a serious question. Could you please answer me asap. I am removing all my 25 years old flat roof on my patio. I am still installing new plywood on it now but I am still thinking what to do. After seeing your video, I have questions for you please: Can I only apply the white Henry 5 gallons directly on my new plywood? and that’s it. It’s finally. No black base, nothing else like roofing nails, no top sand papers. My flat roof 12 X 21 feet. I really appreciate for your answer asap.

    $379.00 per 5 gal bucket at Home Depot, if you use Henry 4.75 Gal. Acrylic Reflective Elastomeric Roof Coating, $98.00/5gal and it will look good but its cheap.
