  • Here’s some tips for anyone building or planning rn. Jack and Jill’s are always laid out wrong. The things people fight over most in bathrooms is the shower and toilet. Keep them separate and put a sink in each one. The shower room w sink is great for getting ready and then the toilet closet is just a quick in and out. Then you don’t have one person trying to use the toilet while someone else is in the shower. Do not build until every little thing is planned. Be aware of the size of furniture, appliances, tubs, doorways and hallways (especially corners). That way you don’t have to tear down a wall or move things in through windows to get it where you want. Always think about drainage. Drains in the basement, garage, and utility room are great. Planning your roof drainage and grading the landscape away from the house is key important. I see a lot of homes that back up to a hill. Not smart. Think about maintenance. Maintaining fireplaces, light bulbs, cleaning light fixtures and cabinets, etc. Make sure you have a ladder big enough to reach your tallest ceiling and get on your roof. Bring cabinets to the ceiling, even if it means making a tray ceiling, you’ll hate how much grease and dirt ends up above the counters. Also bugs. I highly recommend pocket doors over barn doors as barn doors take up wall and floor space. For home media rooms use a tv instead of a projector for better picture quality. And for better audio use curtains on the walls to absorb echos. Raise the tv and then tilt down a tad for a better viewing angle when reclining or laying down. Plan all the extra spaces you want. Man cave, shelter, in law suite, etc. But don’t finish them out. Only do what’s necessary for now, when the home is valued you’ll pay less in taxes and less on the initial build. But go ahead and run plumbing and wiring to the areas you’ll want it later. It will make it easier to tie into and finish out. Add stairs to the attic from the garage or mud room. It’s safer to get in and out of the attic and you don’t need electricity like the elevator. Hold onto your plans for at least a year. You’ll change it multiple times, and this just gives you more time to save money.
