House Flip #236 First Walk-Through! How Bad is It?

I just bought another house flip! This one is a little newer than the last one I bought! We are still deciding exactly what to do and what not to do on this one! It is a little igly but nothing too major.

  • I would bury the pet ashes in the garden, they were loved by someone. Probably not by the people who left the remains behind. Love your videos, greeetings from Scotland.

    I would be very tempted to only do the basics on this one. New paint and flooring everywhere. New countertops for the kitchen. Regrout the shower. Clean up the yard and siding issue and call it a day. Have it back on the market in 4-5 weeks.
  • The wood siding gets hit hard on the north side in the winter on my house. I had to replace the liwer siding. It rotted and is cedar. Shade makes it hard to dry. Couldnt stop it but replacement will outladt me. There may ve places that will take the ashes. If not give them a proper burial. I have the ashes of my two pets. They will be buried with me.

    Thats the nicest flip I have seen you buy so far ! Some new carpet or hardwood ,paint ,cleaning ,fix up the landscape and your good to go ! That area behind the metal fence looks like the property drops off or slopes there !

    Happy Monday 👋🏽 I cant wait to see the end result. Only gripe I hv is I don't like walking in the door to staircases. Especially descending ones but overall, the house has nice bones. 👍🏽
  • Looks like a brand new stove. I hope when you rehab these places that there is a place that you can take working used appliances like stoves and refrigerators so that people who cant afford to buy new ones will have a chance at a used one. It kills me to have things like that taken to the landfill. I know when i upgraded my appliances in phoenix, i would set them out on my driveway and in a day or two, an older man would knock onmy door asking if he could have them. I was happy to give them to him. He said he goes through them, fixes them and then takes them to mexico to help improve peoples lives there.
  • Like the skate park house, when there are elders caring for each other, things change oddly. Especially if one has dementia. No more use of basements, locks, we placed hook locks on exit doors above my Dad with Dementias reach, but gave mom an easy reach tool to lock and unlock. So that way he couldnt wander out at night. Big clean ups are overwhelming, and letting one area overgrow reduces cost of lawn care. Just suggestions.

    I must have missed something. Where are the tires? Maybe behind those trees. I think I would just replace carpet, paint it and turn it around quick. Maybe a new countertop in the kitchen but that is about it.

    Following along your train of thought about the door locks... perhaps that imaginary non-compos-mentis senior had used the side yard to make a break for freedom via that route. The caregivers let the trees take over that area, so their 'charge' had no way out (without them spending more than just for the locks?) 🖖🙏
  • Carpets need to go,or put new carpet down. Little up date in the bathrooms and kitchen. Definitely clear out the back yard! 😊
  • Just clean it up and paint the walls, not even the trim. keep the kitchen and bathroom the same. i would drywall the extra garage bay to match. then clean up the yard and list it
  • in your area what is the average hourly pay rate, in my area a 380,000 house would be almost a rich person , in your area how do people who rent able to afford anything, it always amazes me on how dirty people let the floors and carpet get, double sided dead bolts are a no no in my area also, I was surprised no tires yet.

    I love watching squirrels, but to get one cremated? That's wild. How sad that cat ashes were left behind. The other thing was a shadowbox to memorialize a pet usually too. This house has a lot of potential, but like you said, how far do you really want to go as a flipper.

    😮It appears it was a much abused and unmaintained rental property, possibly since it was new. Just ripping out the carpeting will be a major improvement.
  • Two options with the animal remains. Bury them in the backyard (if city, state law allows) or contact a veterinarian office and ask them. They may dispose of them for you for a small fee.
  • Just reglaze (paint) the tile in the baths and put in new counter tops. Paint the bath cabinets.

    Doesn't need a water heater especially direct vent NG like that one😂.. They're usually good 15 to 20 years.
  • Apart from replacing the disgusting carpet and doing a good clean and paint, I thought it was a pretty great house.
  • Why would you replace the water heater when it still looks in decent condition and it’s working?
