Will the buyers live there or will they be renting it out? If it were me id want to choose my own renter not sell to someone else who could rent to someone who could ruin my quality of life but not be able to switch them out at the end of the lease.

One way or another, the grifters get their share. Between the costs of building, the permit process, and all the red tape with the cornucopia of government agencies you have to deal with, it still costs over half a million dollars to build one of these. A friend of mine just did it. It took nearly a year.

"as long as you're ok with living in someone else's backyard". -I don't think backyards in berkeley are that big to begin with. -At least when people buy homes, they get the land too but purchasing an ADU is glorified renting/serfdom to whoever owns the land.

I doubt they will legally split the lot; you’ll end up buying a TIC, a fractional interest in the whole property. Not ideal for many people, as it complicates ownership with the other home on the lot.
